With the closing of many lending institutions and values of homes declining, most borrowers are feeling the squeeze. Many have been qualified when guidelines were looser into short term adjustable loans. Compounding the problem is the fact that a large portion of these loans were at a high loan to value, often one hundred percent. With home values dropping borrowers who were only qualified on the fixed portion of their loan have found that on top of not being able to afford the payment after adjustment that they owe more then their property is worth. This has also been compounded by the fact that the sub prime programs that they were initially qualified on have ceased to exist. Lenders finding that they could no longer sell these products on the secondary market have all but discontinued sub prime as we used to know it.

Lake Sonoma

This provides the perfect setting for a wealth of recreation activities. Warm Springs Dam, which forms Lake Sonoma, was built by the U.S. Army Corps of Engineers. Completed in 1983, the compacted, earth fill dam serves as a deterrent to disastrous floods, stores water for irrigation and municipalities, and creates a lake for recreation. Lake Sonoma extends 9 miles on Dry Creek and 4 miles on Warm Springs Creek.
